Why Are Landlord Gas Safety Certificates Important?

As a landlord, you have a host of legal obligations to your tenant, but few of these are as important as providing a gas safety check.

After all, this provides documented proof that flues, appliances and all relevant fittings have been fully checked and verified, whilst it’s recommended that such checks are carried out once every 12 months.

But what exactly is a gas safety certificate, and why should you care as a landlord? Let’s find out!

What is a Gas Safety Check?

A gas safety check requires you to arrange for an accredited engineer to attend your property and carry out a full inspection, which includes all flues, fittings and appliances.

This can even include any appliances that have been brought into the property by your tenants, as whilst these remain their legal responsibility it makes sense for you to have them inspected when the opportunity arises.

The gas safety check is commonly referred to as the CORGI Proforma or CP12, dating back to the days when CORGI was responsible for ensuring the safety of gas appliances in the UK (this burden now lies with the Gas Safety register).

What are the Benefits of Having a Gas Safety Check Carried Out?

There are numerous benefits of having an annual gas safety check carried out, aside from the fact that this allows you to comply with UK law.

If you fail to fulfil your gas safety obligations, for example, you’ll be likely to receive a hefty fine from the Gas Safe register.

At the same time, tenants may have further protections in instances where you move to evict them, creating significant issues that may play out over time.

Whilst having an annual gas safety check carried out also incurs a financial cost, this pales in comparison with the cost of a property or any potential fines. As a result, having this carried out will help to protect your investment and drive long-term financial savings.
